Welcome to EstiMate Real Estate Calculator ("EstiMate," "we," "our," or "us"). These Terms of Service ("Terms") govern your access to and use of the EstiMate Chrome Extension and any associated services (collectively, the "Service").

By using the Service, you agree to be bound by these Terms. If you do not agree, do not access or use the Service.

1. Use of the Service

EstiMate is a real estate productivity tool that helps users estimate investment metrics on property listings via a browser extension. You must be at least 18 years old to use the Service. You agree to use the Service only for lawful purposes and in accordance with these Terms.

2. Account Registration

To access certain features, you may be required to create an account. You agree to provide accurate, complete, and updated information. You are responsible for maintaining the confidentiality of your account credentials.

3. License Grant

Subject to your compliance with these Terms, we grant you a limited, non-exclusive, non-transferable, revocable license to install and use the Chrome Extension solely for your personal or internal business use.

4. Data Collection and Browser Interaction

Because EstiMate operates as a browser extension, it may access the URL of the site you are visiting to identify compatible listings and display relevant data. This functionality is essential for the tool to work and is only active when the extension is enabled. EstiMate does not collect your personal browsing history, passwords, or form input unless explicitly required for the Service and disclosed.

5. Investment Estimates and Disclaimers

EstiMate generates estimated financial calculations based on user input and publicly available data. These estimates are not guaranteed to be accurate, complete, or up-to-date. The Service does not provide investment, financial, legal, or tax advice. Any decisions you make based on information provided by EstiMate are made solely at your own risk.

6. No Financial Advice

The Service is provided for informational and educational purposes only. You understand and agree that:

• EstiMate does not guarantee the accuracy of its calculations.
• EstiMate does not offer personalized investment recommendations.
• EstiMate does not act as a financial advisor, broker, or fiduciary.

• Our total liability shall not exceed the amount you paid us in the 6 months prior to the event giving rise to the claim.

You agree to indemnify and hold harmless EstiMate, its affiliates, and their respective officers, directors, employees, and agents from any claims, damages, liabilities, and expenses arising from your use of the Service or violation of these Terms.

12. Governing Law

These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to conflict of law principles.
